Located just 30 minutes outside of Dallas, the city of Crandall, Texas has seen fast and consistent growth of new residents over the past five years. This up-and-coming hometown in the heart of Kaufman County has been the center of attention, with the development of new master-planned communities that reflect a laid-back suburban lifestyle. As one of the area’s newest communities, Wildcat Ranch allows people to form relationships with their neighbors and safely raise their families away from the craziness of the city. See why Dallas homebuyers are making the move to this quaint Texas hometown.

1. A Tight-Knit Community

One of the most appealing characteristics of a new hometown is the tight-knit community formed between neighbors. When buying a home in a newly developed area, everyone joins the community around the same time, making it easy to meet new friends and build lifelong connections. At Wildcat Ranch, the main Amenity Center has already become a social hub for the community. From poolside movie nights and children’s story time to community-wide garage sales and fun runs, residents enjoy the plentiful club activities designed to bring the community together.

2. Family-Oriented Living

When searching for a new home, it’s not just a place to live, but rather a place your children are going to grow up, where you’ll make memories, and meet everlasting friends. For many Dallas homebuyers with children, one of the strongest deciding factors of where they choose to move is the availability of top-rated schools. At Wildcat Ranch, residents benefit from an on-site elementary school, Noble Reed Elementary. This school is the newest member of the Crandall Independent School District, one of the best school districts in the Dallas-Fort Worth area. Parents can feel at ease knowing their children are receiving a quality education within walking distance from their front door. An additional on-site school and an amenity center are also being planned for the future.

3. Affordability

Due to the high demand for city housing, the price of buying or renting a house is significantly higher than the cost of the same in suburban towns. Thanks to Texas’s lack of a state income tax and the community’s premier location, residents of Wildcat Ranch have significantly more square footage and privacy, allowing families to feel secure and comfortable in their homes. Three of the nation’s best homebuilders – Beazer Homes, Express Homes, and Lennar – have come together to build this community, offering multiple one- and two-story floorplan options that vary in price. Committed to value, quality, and lifestyle, each single-family home can reflect the owner’s preferences in every detail.

4. Appreciation for the Outdoors

Along with having more space inside the home, residents in a suburban town also benefit from plentiful green spaces, parks, and nature trails. With a lack of high rises and concrete buildings, there’s more space to focus on the natural beauty of the area and enjoy plentiful outdoor activities. Known to have some of the best trails in the area, Wildcat Ranch hosts the perfect spots to take in nature and promote health, from lush parks and nature trails to a tot lot and dog park. After a long day exploring the outdoors, an expansive pool provides a refreshing retreat. Or visit one of the three amenity centers for a planned social event, birthday party, or to just spend quality time with the ones you love.

Attracted to new technology and energy efficiency, new construction homes have seen an influx of popularity throughout the nation. From a booming job market to higher standards of living, homebuilders continue to see astonishing demand for new homes, and the speed of sales are steadily increasing. In the Dallas-Fort Worth area alone, almost 40,000 new construction permits were filed this year, making the area one of Texas’s favored new construction cities. But it’s not just the big cities people are attracted to. Just 30 minutes outside Dallas in Kaufman County, Wildcat Ranch has also seen impressive growth this past year. See why homeowners are choosing to live in the area’s newest master-planned community.

1. Creating the Home of Your Dreams

One of the most exciting parts of new home construction is the ability to customize. From floorplan selection to paint colors and finishing design touches, residents can tailor the house specifically to their family’s lifestyles. With the help of three award-wining builders – Beazer Homes, Express Homes, and Lennar – residents at Wildcat Ranch can truly create the home of their dreams. Each builder offers multiple one- and two-story floorplan options that are fully customizable for all stages of life. Committed to value, quality, and lifestyle, each single-family home can reflect the owner’s preferences in every detail. Owners can feel confident that their household is not only structurally sound, but also enjoy something special that has been carefully curated just for them

2. Find the Perfect Location

Location is an important factor to consider when searching for a forever home. A major benefit of building a new home is the ability to choose where it is located. Homes built at Wildcat Ranch are in the ideal location, only being about 30 minutes outside of Dallas in the suburb of Crandall. With easy access to major interstates and the Dallas Metroplex, big-box shopping, top-rated dining, museums, art exhibits, and more are all within easy reach. Residents of this new home town enjoy all the fast-paced city has to offer, while still enjoying the small-town charm of Crandall. Jana Hill, a current Wildcat Ranch resident agrees, “I work in Downtown Dallas, and the short commute was a huge appeal when my family and I were in the process of home buying. We wanted to raise a family in the suburbs, but also needed to be close to the city for work. Wildcat Ranch provides the best of both worlds.”

Kaufman County

3. Innovative and Efficient

Compared to previously established homes, new homes have no dated elements that need to be fixed or replaced before move-in. Residents have peace of mind knowing that their home will not need additional work for years. Built with the latest advances in construction materials and building practices, new owners can benefit from reduced monthly utility bills. Top-of-the-line flooring, state-of-the-art appliances, and the newest technological features ensure an efficient and sustainable home that owners can enjoy for years to come.

4. Growing with the Community

When purchasing a new construction home, owners get more than just a house. They also gain a brand-new community with amenities and features that aren’t always available in a pre-owned home. Wildcat Ranch is providing its residents with a hometown neighborhood feel through its brand-new community amenities. An expansive pool, fitness center, dog park, tot lot, and miles of trails and fields ensure every member of the family has something to enjoy. There is even an elementary school, Noble Reed Elementary, within walking distance. Another amenity center and on-site school are also being planned for the future.

5. Have Confidence In Your Decision

One of the greatest benefits of buying a new construction residence is the builder’s warranty policies. Warranties guarantee that if something is not up to par or needs updating within a certain amount of time after ownership, the builder will repair or replace that element. This allows homebuyers to feel confident about their new build, and that they are buying a quality product from someone who truly cares about the home they are creating. Wildcat Ranch resident, Richard Williams, states, “The warranty offered when my wife and I purchased our new house made us feel very confident with our decision. It was a motivating factor for us to buy.”

When planning for retirement, the most important consideration is deciding where you’re going to live. In recent years, Texas has become the second-most popular retirement destination, offering a way of life that’s as vast and varied as the state itself. Master-planned communities with a wide variety of resort-style amenities such as Wildcat Ranch have become a favored choice, offering affordability and a sense of community that is unmatched. Regardless of where you plan to retire, here are a few tips to jumpstart your home search.

Benefits of Buying Before Retirement

Buying a retirement home early, rather than after you retire, creates numerous benefits for retirees. Applicants will generally have an easier time getting approved for a mortgage while they’re still employed, leading to lower interest rates and a head start in paying off a mortgage. Going through the process of buying a retirement home early also gives you plenty of time to save up for any renovations or updates that might be needed. However, if the home does not require renovations, using it as a rental property until you’re ready to move can help increase your monthly income.

Searching For the Right Home

Whether you are looking to move out of state or just want to find somewhere new to retire, here are some important aspects to take into consideration.

Wildcat Ranch is the Perfect Retirement Community

Tax Benefits

Another important aspect to consider when choosing a place to retire is the tax and financial benefits of that state. Texas is a tax-friendly state for retirees since there’s no state income tax, making all types of retirement income tax-free, including Social Security benefits. The cost of living in Texas is also considerably lower than in many other states, creating lower prices on housing, groceries, entertainment, and health care services.

Current Tech Companies in Dallas

Dallas/Fort Worth is home to several established tech giants. As a matter of fact, the region is home to 23 Fortune 500 companies, the most of any Texas metro. From American and Southwest Airlines to telecommunications giant AT&T, there are many national and international-based companies that call this region their home. Other notable companies in the area include Texas Instruments, Celanese, Energy Transfer and Jacobs Engineering.

Setting the Stage for Business Growth

When more tech companies choose to move their headquarters, it also moves a wealth of industry specific and supporting jobs with it. According to the U.S. Bureau of Labor, Dallas/Fort Worth outpaced the national average of 4.4% with a 5.4% increase rate of job growth last year. This year alone, six tech-focused companies announced their plans to relocate their headquarters within the region. Companies like Bestow, Xcelerate Auto, and the Texas Blockchain Council have all moved headquarters from other parts of Texas to be more centrally located within downtown Dallas. Three other out-of-state companies reliant on engineering talent have relocated to Dallas/Fort Worth as well, including California-based MD7 and North Carolina-based EXOS Aerospace. AECOM has also moved HQ from Los Angeles to Dallas, making it the sixth Fortune 500 company to relocate to the area in the past six years.

What Makes Dallas an Attractive City?

From the diverse economy to a well-educated stream of new talent graduating from local colleges, there are many reasons that the Dallas/ Fort Worth region is attractive to companies searching for a new headquarters location. According to Dallas Regional Chamber President and CEO Dale Petrosky, there are 3 primary considerations in businesses relocating to Dallas:

  • Ease of access with two major airports.
  • Workers enjoy a comparatively low cost of living, with no state income tax.
  • Favorable business climate, tax structure and reasonable regulations.

Future Forecast

With the continued influx of engineering companies and the supporting jobs they bring, Dallas/Fort Worth has set the stage for continued growth and expansion. According to U.S. Census Data, the Dallas-Fort Worth area population has grown by 20% since 2010 with Dallas ranked # 9 out of the 10 largest cities in 2020.
