Millennials have arrived, and they are now the largest segment of new home buyers across the country. With a fresh set of priorities, this powerful consumer segment is changing the traditional home buying process and impacting the future design of new home communities. Wildcat Ranch in Crandall, TX has taken note of these trends and incorporate them within their community to appeal to those looking to “Live on Your Terms.” Today’s historic low mortgage rates have opened a window of opportunity for these free spirits who are getting ready to settle down. Affordability is the #1 contributing factor to millennial’s modernizing the market.

Bringing Suburban and Urban Together

For those looking for value, “surban” areas present the right opportunity. These innovative communities, like Wildcat Ranch, offer the best of suburban living with an urban vibe. High walkability scores, efficient public transportation, locally owned businesses, top-rated public schools and community parks for outdoor recreation are preferred. As more homebuyers are leaving the high density of the big cities, many employers are also taking note.

Push to The Plains

You don’t have to live in Silicon Valley anymore to be a player in the tech industry. Remote work environments and rising tech centers in Texas, Kansas, and Oklahoma are the next up-and-coming hubs. Lower costs of living and higher than average employment rates in these regions draw businesses and homebuyers. They see how much more they can get for their money in these areas without sacrificing their quality of life.

Prioritizing Lifestyle

Being social within the community is a high priority to most millennials. Therefore, community design is taking into account the trend for social gathering spaces. Outdoor areas allowing for social distancing include fitness trails, dog parks, bike stations, rooftop decks, outdoor entertainment areas and gathering places. As millennials continue to rise in importance, new communities are including these features. Specifically, at Wildcat Ranch, this community includes an assortment of desirable amenities tailored to those looking to be social and active and to “Live on Your Terms.”

Buying Online

Not only has buying online become the choice of source to buy products, but it is also very convenient and easily accessible. Potential homebuyers have the opportunity to buy a house without even having to leave their own living room. This trend has also increased with the advancement of technology. The builders at Wildcat Ranch have jumped on this trend and are offering home tours through a virtual tour and also through video conferencing. Additionally, with the integration of Facebook and Instagram, viewing home listings has never been so accessible.

Going Green

Having a “green” house does not mean the house is painted green or having house full of plants. Millennials are big on going green for environmental sustainability. Sustainability through more energy efficiency is important for both indoor and outdoor home features. The homes built at Wildcat Ranch will include features that make achieving a smaller footprint convenient by lowering utility costs, which makes owning a home more affordable and more appealing to Millennials.

Why Dallas-Fort Worth?

Texas, more specifically Dallas-Fort Worth, is an upcoming hub for software development, cybersecurity, marketing, and finance, making it the Silicon Valley of the South. As these companies are looking for young talent to build their businesses, millennials have been the ones to take advantage of these new job opportunities. Millennials moving to the Dallas area in search of a job are likely to find one.

Additionally, the Dallas-Fort Worth area offers a variety of almost everything, including arts and entertainment, dining options, and recreation activities. Dallas has also been working to promote a healthy lifestyle for its residents, which is a big draw for millennials looking for outdoor adventures. Everything’s bigger in Texas, including the love of barbecue. When you’re in the Dallas-Fort Worth area, not only are you in the unofficial barbecue capital, but you have your choice of barbecue variants and restaurants to try. Whether you prefer smoky Memphis style ribs or pulled pork with a vinegar-y North Carolina style tang, you will be pleased with our selections from what locals consider to be some of the best barbecue in Dallas. Check out a few of Wildcat Ranch’s favorites below:

Pecan Lodge

For many residents here, the name Pecan Lodge is synonymous with BBQ. Since owners and pit masters Justin and Diane Fourton first walked away from their desk jobs and picked up grill tongs, locals and visitors alike have been lining up for their Texas style brisket, pulled pork and handmade sausage. If you’re lucky, they might even show you the smoker when you visit their Deep Ellum location.

Baby Back Shak

With its great food and casual atmosphere, Baby Back Shak has established itself as having some of the best barbecue in Dallas. The biggest draw for most diners is their extraordinary ribs, but nobody would blame you for grabbing a Cornish game hen or a smoked bologna sandwich either. If you ask the staff, they’ll say that the secret is in their special rub (and yes, you can buy it to bring home!).

Lockhart Smokehouse

Owner Jill Grobowsky Bergus must know what good food tastes like – her grandfather Edgar Schmidt owned the Kreuz Market, the birthplace of Texas BBQ. Her experiences with the culinary world led her to create Lockhart Smokehouse. If you are here, the shoulder clod (a leaner and beefier version of brisket) and the pork chops are must tries. You won’t want to this pass up.

18th & Vine

Chef Scott Gottlich’s 18th & Vine is a mix of a few different things. Its exterior and decor have a cute southern flair, while the menu is full of sticky, sweet barbecue delights, such as homemade sausage and burnt ends shepherd’s pie. The first floor is a restaurant, while the second floor servers as a bar and live music lounge. Dallas agrees that this restaurant is a whole lot of things in one, but a combination that works for everyone.

Off the Bone Barbecue

Off the Bone Barbecue has become a landmark in Dallas barbecue for a good reason. Known for it’s delicious smoked meats, this restaurant offers the double whammy: a casual hometown feel that steals your heart and down-home BBQ that will make your mouth water. Diners come from all over to enjoy their classics such as smoked sausage and pulled pork. Their combo platters are even big enough to feed an entire family!

When it comes to barbecue, Dallas is a cultural powerhouse. For locals here, location makes all the difference. One of Texas’ best neighborhoods is only a few minutes from the Dallas-Fort Worth area, making it easy for folks to have the warm comforts of home and some of the best barbecue in Dallas all in the same day. Just southeast of Dallas this community is bringing a new meaning to ‘hometown living.’

The Dallas Fort Worth area is the fastest-growing metro area in Texas and the nation. The DFW Metroplex is the fourth largest metropolitan area in the country, with a population of 6,700,991, according to 2012 data. That’s a gain of over 1 million since 2000. What brings people to DFW? At least one reason is the jobs. More than 900 acres of land in Kaufman County southeast of Dallas will be turned into a 3,100-home residential community.

SOCFM Developer LLC acquired the Wildcat Ranch, between Interstate 20 and U.S. Highway 175 near Crandall, for the project. Plans are to have the first homes ready by the end of next year, with prices starting in the $200,000s.

“The phenomenal growth in Kaufman County and the opportunity to provide a well-planned community to value-conscious homebuyers in the metroplex attracted us to this property,” Patrick Sessions, managing partner of SOCFM Developer LLC, said in a statement. “We’re looking forward to doing business in the city of Crandall and bringing a quality development to the area.”

Commercial mortgage lender Trez Capital provided project acquisition and development funding for the deal. And PMB Capital Investments of Dallas will partner in the development.

Prominent builders including Beazer Homes and D.R. Horton will construct houses in the community. Wildcat Ranch also has a newly built elementary school that will open next year.

The project is near the successful Heartland housing community in Kaufman County.

The new owners acquired the Wildcat Ranch from developer James Mabrey, who assembled the property.

“Wildcat Ranch is in an excellent location and will fulfill the demand for first-time buyers or those looking to downsize,” said Matt Mildren, partner at PMB Capital Investments. “It will be a great option for homebuyers who want a small-town community feel within 30 minutes of downtown.”

The new residential community is coming in an area that is already seeing huge demand from buyers hunting moderate-priced housing. Kaufman County’s population of 122,883 grew nearly 10 percent from 2016 to 2017.

“This is going to be very affordable housing,” said Ted Wilson with Residential Strategies Inc. “The appetite for homes is huge down there. I think these will be some of the most affordable lots in a master-planned setting you will be able to find in the DFW area.”

Wilson said builders have sold more than 1,800 new houses in that area in the 12 months ending in September. The Heartland and Devonshire communities have seen the most new-home purchases, he said.

SOCFM Developer’s Sessions is also a partner and manager of Southstar Woodcreek, the firm that is developing the Woodcreek community in Rockwall County.

Dallas-based Trez Capital has financed more than $1.7 billion in real estate projects since 2011. And PMB Capital has developed more than 5,000 residential building lots and more than $750 million in real estate acquisitions.
